Anne Hidalgo, mayor (PS) of Paris, unveiled this Wednesday evening the new name of the building-district Morland Mixité Capitale, located in the 4e district, on the occasion of its delivery. Partly acquired by Nuveen Real Estate, the complex of nearly 44,000 m², built by Emerige, has been renamed La Félicité Paris | Sully Morland.
“The Nuveen Real Estate teams and I are particularly proud to celebrate the delivery and opening to the public of the Félicité Paris | Sully-Morland as a new Parisian destination”, emphasizes Faouzi Maallou, Co-Head Office of Nuveen Real Estate France, accompanied by the plank of the company for this inauguration. And the interested party summarizes: “With its 11 uses and its architectural design based on functional and social diversity, it constitutes a unique operation in France, a building-district in the heart of the capital reflecting the future of our cities. »
Designed by David Chipperfield Architects and Calq Architecture, La Félicité forms a “unique” real estate complex, he explains, the result of “exceptional urban rehabilitation”.
A set with 11 uses
Among its 11 uses, the complex hosts the first hotel way of life 5-star SO/Paris (Accor-Ennismore) with 162 rooms and a restaurant/bar/club trilogy (operated by Groupe Paris Society) on the top two floors of R+15 and R+16; offices rented to La Banque Postale Asset Management; a youth hostel The People Hostel and its restaurant Titi Palacio with 400 beds; an urban farm, managed by Sous les fraises, deployed over more than 2,800 m² to cultivate more than 150 varieties and allowing the reuse of gray water; shops, including Boulangerie du Nil, Atelier 2 Roues, O’Fam, Mökki, L’Occitane, Zeride, Believe What You Eat; an art gallery L’Atlas Galerie des mondes; an O’Zenith pool-fitness center made by Arsenal sports; a food market and grocery store run by Terroirs d’Avenir; a crèche operated by Crescendo; and, finally, 199 housing units including 80 social and 84 intermediate.
A Vefa signed in 2018
As a reminder, Nuveen Real Estate had acquired the 28,000 m² of tertiary volumes of this operation off-plan in 2018, on behalf of its Chop fund (City Hold Office Partnership) from SPNA, represented by Emerige, the developer of this program on the site of the former prefecture of Paris (advisers for this operation: Gide law firm, Orfeo Développement, Cheuvreux notarial office).
“Its acquisition in 2018 allowed us to position ourselves very early on for large-scale societal projects and to firmly anchor Chop’s desire to be a major player in the redevelopment of our cities”, adds Faouzi Maallou.
The program has received HQE renovation/new 2015 Excellent, Breeam Excellent and WiredScore Gold certifications. La Felicite Paris | Sully-Morland was designed to “optimize energy consumption” in particular thanks to an energy loop allowing the recovery of heat from air conditioning equipment in order to redistribute it in the housing.
